Keys responsibilities

 

  • Manage and maintain China mainland and Taiwan facilities operation and ensure all facilities, properties and office service functions operate effectively and efficiently.
  • Oversee, supervise, schedule and coordinate all service contracts to ensure that they are professionally delivered and at the right costs.
  • Develop and maintain a close liaison with all functional departments including EHS, Security, Real Estate to ensure that facilities maintenance programs, policies and procedures are in place and within company guidelines and local business needs.
  • Ensure compliance with local regulations, safety, environment policies and procedures.
  • Coordinate, supervise and manage al improvement works, renovation projects, equipment installations, construction and building management.
  • Administer and coordinate all Real Estate leases including apartment leases.
  • Perform all other duties and responsibilities as assigned by Asia Facilities manager.

 

 

 

Detailed responsibilities

 

  1. Facility maintenance
    1. To coordinate manage and supervise mechanical & electrical maintenance and repair work, includes air compressor, vacuum system, aircon system, process chiller and fire system
    2. To handle the offices and Repair Center facility equipment regular check plan and execute with the cooperation of the user
    3. To manage the offices space allocation, review the car parking situation, and regularly update the seat layout
    4. Work with supervisors on the Taiwan and China mainland offices budget preparation and execute
    5. Manage and monitor facility team vendor work and review cost / quality of service and goods
    6. To handle expenses and billing cycles, and manage relationships with vendors, service providers, and landlord, ensuring that all items are invoiced and paid on time

 

  1. EHS
    1. To coordinate manage EHS matters
    2. To take the roles of the safety engineer and Health Affairs

 

  1. Security management
    1. Be the emergency contact of the Taiwan offices and work with Security Operations Center (SOC) on the sites’ security related cases, such as customer door access approval

 

  1. Other matters assigned by supervisors.

 

Education/Training/Skills/Experience Required

 

  1. Expected to travel up to 25% of the time in China Mainland and Taiwan. Current active offices are Shanghai, Hefei, Suzhou, Shenzhen, Beijing, Chengdu, Hsinchu and Tapei. New location might be added in the future.
  2. Bachelor’s Degree in facilities management/mechanical and electrical/Civil engineering/Architectural with five to eight years of experiences in facilities, property management or related field in Shanghai.
  3. Required a well-rounded knowledge of industrial facilities, EHS and government compliances requirements
  4. Possess background in engineering with good Mechanical and Electrical knowledge.
  5. Previous budgetary oversight experiences preferred.
  6. Excellent verbal and written communications skills as well as presentation skills.  Must be able to communicate in English and Mandarin.
  7. Computer skills - Must be reasonably self-sufficient and able to use Outlook, Microsoft office, Autocad.
